Executed Contract

  • Review the signed purchase contract, addenda, and seller disclosures for accuracy and completeness. Confirm contingencies, exclusions, deadlines, option period, and earnest money details.

  • Update MLS with appropriate status (“P,” “AUC,” or “AO”).

  • Introduce all parties via email and share key dates with the seller.

  • Add important contract deadlines to the agent’s calendar.

  • Draft and facilitate amendments as needed.

  • Manage earnest money documentation and release (if applicable).

  • Open the transaction in the agent’s brokerage platform (if applicable).

  • Store and organize documents via Google Drive or the agent’s preferred platform.

  • Submit compliance paperwork for file approval.

During the Option Period

  • Prepare amendments for any term changes.

  • Track option period expiration, appraisal, inspections, HOA deadlines, and other key milestones.

Closing Preparation

  • Schedule sign removal with broker or preferred vendor.

  • Confirm all necessary receipts and closing documents are in place.

  • Coordinate final walk-through and communicate details to all parties.

  • Verify CDA is sent to title and confirm funding with the title company.

  • Update MLS to “S” once the property closes.

  • Close out the file in brokerage platform (if applicable).
